Discussion: Any suggestions for Retail Landlords???
I have a great suggestion ~ Pay the hardworking Agents that bring them deals. This gives us the incentive to bring additional clients to their property and promote the location. (Had to get that in there Larry!)
I read a great article last month about Retail Landlords' developing online marketing campaigns. They are growing more sophisticated as they utilize social media for marketing efforts. Landlords create a website where all tenants can advertise, share special events, products, and give-aways. Each store steers clients on their distribution to the website thus advertising the entire project. The Retail developers use Facebook, Twitter and LinkedIn to target leasing brokers, agents and potential investors as well. This offers a continuous feed of the latest news, real-time vacancy listings and leasing updates. It also posts information on retailers’ events and community projects that they are participating in. One developer even created an iPhone app!
Tenant retention and the stability of a development are greatly influenced by the availability and willingness of the Landlord to reach out and take a sincere interest in the welfare of their Tenants and potential ones. Social networking is great but it can never replace the good ole human factor!
